Property Solutions Group is one of Queensland's leading private property groups, specialising in South East Queensland and is best known for its intense urban renewal development activity in the Fortitude Valley and inner city sections of Brisbane.
The key urban renewal projects developed by Property Solutions are:
The iconic and award winning James Street Precinct has been the major catalyst to the transformation of the lower Fortitude Valley area into what it is today and has become the village hub.
The development which commenced in 1997 has transformed what was the unsightly former Coca Cola bottling plant into what has become the catalyst to a major and on going urban renewal of the area.
As with other similar projects conducted by Property Solutions, the success of the precinct is tied to the carefully considered and diverse mix of complimentary uses that at James Street include boutique retail, markets style retail, cafes and restaurants, a cinema complex and a residential precinct.
The original site consisted of two major portions on either side of James Street and the master design intent was to underdevelop the site and create strong pedestrian links throughout and a resulting casual and tropical feel.
James Street has been the recipient of a number of awards from Urban Development Institute of Australia and is an exemplar of CBD urban renewal.
Situated on the former 1.8 hectare Mazda site at South Brisbane, SW1 is another of Property Solutions stable of highly successful and well recognised major urban renewal projects.
The name SW1 recognises the projects location at the junction of the two very distinctly different precincts of Southbank and West End.
A unique aspect of the project was the collaborative approach to design that used 5 different architectural firms and the landscape architect working collaboratively together. The result has been a contemporary blend of design approach and a diverse mix of land use.
As with James Street, an essential element to the projects success has been the free flowing connectivity throughout the site and the considered mix of uses that includes a markets style food precinct including cafes and restaurants, office buildings and a diverse range of residential building types.
Having regard to the central location of the site, the final stage of SW1 is proposed to be underdeveloped and will consist of 38 high quality terrace houses. The final stage is due for completion by June 2010.
The Barracks development in Petrie Terrace is the latest of Property Solutions stable of iconic urban renewal projects. As with the 'James Street' and 'SW1' projects, The Barracks has successfully integrated a diverse mix of uses that ultimately serve to compliment each other. The mix of these uses and the incorporation of strong pedestrian links has resulted in an active, safe and vibrant precinct.
The Barracks development incorporates:
The major challenge presented by the project was dealing with the historical nature of the old Police Barracks. The Barracks were first used in 1860 and the refurbishment of such an important historical building within the CBD presents a number of unique challenges. The ultimate plans for development of the building required a considerable amount of time and a high degree of close collaboration with the relevant government agencies.
As with the James St and SW1 developments, The Barracks should now serve to be a catalyst to encourage urban renewal in its area.
